The Buying Process

Found your new home?

Whether you are buying your first property or your fifth, we understand your needs and are on hand to give good, honest advice. We make it our business to get to know you so that we can match you to the best available properties.

Time is precious but we will happily give you ours. We appreciate that buying your new home is a major decision. It has to be the right property and you need time to make that decision. We won’t rush you around, we allow at least half an hour for all our viewings, more if required. And if you want to see it a few times that’s ok too! 

Arrange a viewing

It’s a good idea to make some time to book your viewings. The good properties tend to go quickly so be as accommodating as you can. At Hogg & Hogg we will try our best to fit around you as we know how busy you are and we will carry out viewings after office hours. 

Let us show you around

We allow plenty of time for viewings, so you can be comfortable in the fact that we won’t be rushing you around the property. We accompany all viewings so will be on hand to answer any queries you may have.

Make an offer

You’ve found the home of your dreams, now’s the time to put in an offer. We will inform the seller of your offer and of any conditions of the sale. Make sure you can demonstrate evidence of affordability and if having a mortgage, your brokers details. We will negotiate with the seller on your behalf.

Offer accepted!

Your offer has been agreed! Subject to all relevant information from yourselves, we'll mark the property as under offer. We will prepare a memorandum of sale which states the agreed price. At this point you must instruct your solicitor to proceed and start the conveyancing process. Also instruct your mortgage broker to submit your application.

 

Conveyancing

The seller’s solicitors prepare a draft contract which they submit to the buyer’s solicitor. Enquiries are raised on receipt and then answered by the seller’s solicitors. Dates will be agreed for exchange of contracts. We will communicate and assist both solicitors throughout the process, keeping you up to date every step of the way. We are here to help, if there is anything you are unsure of just ask.

Exchange & Completion

When both sets of solicitors are happy, the mortgage offer has been issued, and everyone agrees upon a completion date, then exchange of contracts will happen. At this point both parties are legally bound to complete. Completion will occur when the remaining monies are transferred successfully into the seller's solicitors account. When everything has cleared, the keys can be released. We will then meet you personally at your new home to hand over the keys!
